Building energy efficiency certification

From June 2013 it became necessary to know the Energy Efficiency of buildings to be able to rent or sell, so the term "Energy Efficiency Certification" is commonly used. However, on many occasions it is associated with a compulsory process or a tax, neglecting the advantages offered by knowing the characteristics and energy efficiencies of office and residential buildings.

More than half of the Spanish buildings have been built without an energy efficiency criterion to follow. Most of them obtain an energy certificate “E" or less. Energy Efficiency certification provides knowledge about the energy efficiency of buildings. The evaluation system is based on seven levels of certificates according to the CO2 emissions derived from generating thermal and electrical energy associated with the building and Energy consumption of it. Being the A (the most efficient) to the G (the least efficient). Approximately an A-category building can consume up to 90% less energy than a G-category building.

Public buildings must display the Energy efficiency label.

This certificate has a maximum validity of ten years.

In addition to the Energy rating in the Audit, extra information about the building’s Energy Characteristics and several Energy Efficiency measures are usually included. These recommendations are not mandatory, but they are convenient if you want to reduce energy consumption and associated costs.

It is possible to carry out a series of measures of Energy Efficiency improvement like: improvement/substitution of the thermal enclosures, thermal installations, change to LED technology, Adjustment power, change the origin of the energy to Renewables, etc.

Let's talk about these improvements

• Thermal envelopes. These recommendations of improvement refer to the outside walls and gaps like windows. For instance, it is possible to propose the substitution of windows by more efficient ones.

• Thermal installations. It is possible to propose the change of the thermal installations that are used for the sanitary hot water, heating and air conditioning.

The recommendations for improving the energy efficiency certificates provided by the KEIKEN are customized and set according to the characteristics of each particular building. In the office buildings It is recommended the monitoring of energy consumption to be able to know how the building works energetically, to know the hours of the day or months with greater energy demand, to know the energetic consumption in real time and to be able to access historical data of consumption and to compare the same periods of different years. • It provides an image of being environmentally friendly.

- It means considerable economic savings when operating with less energy and need less maintenance.

• These buildings pay less taxes. Having higher degree of comfort with the same energy consumption.
